Miracle Mile Is Turning Into an All-Day Street, One Block at a Time

Posted on: October 8, 2026

"Coral Gables is one of the few markets really driven by local patronage versus tourism. It's a very secure and dependable base to support these tenants."

Stephen Bittel said that in April. He is the founder and chairman of Terranova Corporation, which the Coral Gables Gazette calls the largest landlord on Miracle Mile. The quote explains the street's year. Miracle Mile has long been a dinner-and-a-show address. In 2026 most of the new storefronts are betting on breakfast, lunch and the hours between, and they assume the customers live or work within a few blocks.

The lease sheet behind the storefronts

The Gazette reported in April 2026 that Terranova had signed 17 new leases and one expansion, totaling 96,791 square feet. The deals were worth more than $56 million in rent over their terms and were completed in the five months starting in November 2025. The company described the goal plainly. It wants the corridor to work as an all-day destination that competes with Brickell and Miami Beach at a lower cost.

The gap in rents explains why tenants are coming. The Gazette cited Savills figures for the first quarter of 2026. Average office rent was $113 per square foot in Miami Beach and $90 in Brickell. Coral Gables averaged $62. Retail asking rents on Miracle Mile ranged from $65 to $95 per square foot.

Many of the new tenants are offices, and that matters for the restaurants. The flexible-workspace company Industrious took 22,693 square feet at 255 Alhambra Circle, one block off the Mile, for its first Coral Gables location. Wells Fargo leased 5,900 square feet at 200 Miracle Mile. Edward Jones and Janney Montgomery Scott also signed at 255 Alhambra. Office tenants bring people who need coffee at 8 a.m. and lunch at noon. The openings below fit that schedule.

Morning starts at the east end

At 98 Miracle Mile, chef Shingo Akikuni and partner Kenzie Motai, who also run the Michelin-starred SHINGO, opened STAND in the former Mai Sushi Tapas Bar space. It is a Japanese café built around house-baked milk bread, sandos, pastries and bento boxes. The matcha comes from Japan and the coffee from a single farm in Guatemala. It seats up to 24 and is open daily from 8 a.m. to 4 p.m.

Next door, the Palm Beach group behind Buccan opened Buccan Sandwich Shop before its main dining room. The daytime counter came about because of the building. "The space just happened to be larger than what we'd use for Buccan," chef Clay Conley told the Miami Herald. "We liked the idea of having the sandwich shop for a daytime component." Buccan itself seats 195 at 100 Miracle Mile and opened for dinner on May 22, with service from 5 p.m. nightly. A dinner restaurant now shares its entrance with a lunch counter, and the corner fills both shifts.

The middle blocks hold lunch

The 100 and 200 blocks show the same pattern. Most of the year's openings are quick, casual and priced for an ordinary weekday. Fuku, the fried chicken spot from Momofuku founder David Chang, had opened at 135 Miracle Mile by April. Bonsai Sushi took over the former Chicken Kitchen at 111 and was confirmed open on September 23. La Birra Bar was serving smash burgers at 219 by mid-May. Oakberry began a soft opening at 269 in January.

Some businesses closed, and others moved within the street. Emmy Squared closed at 230 Miracle Mile in April. In July, Sushi Sake moved from 202 into that space, leaving 202 empty. Green G Juice & Açai closed its store at 376 in August. Even with the turnover, the street is still adding daytime food, and the vacancies are being filled by the same kind of business.

Where the day stretches into evening

The 300 block is where daytime businesses are starting to stay open later. Ami Ami opened at 318 Miracle Mile in August as a café, restaurant, small gallery and bookstore. Its opening report said hours would expand in September from 9 a.m.–3 p.m. to 9 a.m.–9 p.m., Tuesday through Sunday. The longer hours were announced in advance, so check before planning an evening there.

STAND has a similar plan at the other end of the street. Coral Gables Magazine reported in July that the café would turn into a dimly lit izakaya at night this fall, serving seasonal small plates with sake, beer and wine. As of the September 30 listings, Eater still describes STAND as a breakfast-and-lunch café, so the night service has not been confirmed.

Imoto, the third restaurant from the Buccan group at 100 Miracle Mile, is also unclear. The Herald announced a June 1 opening. Miami New Times' fall roundup on September 23 still listed it as "opening this fall." Treat it as announced, and confirm directly with the restaurant before booking.

What arrives before the year turns

The next set of tenants follows the same plan. Several of them are daytime businesses, and the largest one replaces a building outright.

  1. Call Your Mother Deli, 317 Miracle Mile. The bagel-and-deli shop's first South Florida location takes the former Bodega Taqueria space. Its latest reported target is early December 2026, and no exact date has been announced.
  2. Azul Modern Mexican Cuisine, 127 Miracle Mile. The Burn Miami reported in August that its owners were aiming for "sometime this coming fall."
  3. 16 Handles. New Times lists the frozen yogurt shop's window as winter 2026 to summer 2027 and gives the address as 207 Miracle Mile. Experience Coral Gables, the downtown district's own guide, puts it at 270.
  4. Chewy Vet Clinic, 212 Miracle Mile. A veterinary clinic backed by the pet retailer Chewy, signed as part of the Terranova package.
  5. Moxie's, 93 Miracle Mile. The Canadian restaurant brand signed an 18,787-square-foot land lease. It will demolish the existing building and put up a new one, with a two-story restaurant and rooftop terrace projected for 2027.

The same leasing roster includes Linen Drama, a luxury linen brand, at 216, and the Peruvian fashion label Simka Semch at 330. Together with a vet clinic and a bank branch, they are businesses people visit on errands during the day. A street that serves only dinner and shows would not need them.

October still belongs to the old anchors

The new daytime businesses are joining an evening schedule that is still full. Actors' Playhouse at the Miracle Theatre opens its 2026–27 season with The Wizard of Oz from October 6 to 31 and Jekyll & Hyde from October 7 to November 1. The 2027 shows are Come From Away from January 27, Rock of Ages from March 17 and Lunar Eclipse from May 12. The box office stays open until 9 p.m. during productions.

The city's October calendar also covers the whole day:

  • Gables Gallery Night, first Fridays from 6 to 10 p.m., running October 2 through December 4.
  • Art in the Park at Ponce Circle Park, October 9 and November 13 at 7 p.m.
  • Coral Gables Pumpkin Patch at Ponce Circle Park on October 17, with pumpkin decorating, live music and a harvest market.
  • Trick-or-Treat on the Mile, October 31 from 3 to 6 p.m., with participating businesses along Miracle Mile handing out candy. The city notes the schedule may change.
  • Día de los Muertos at Ponce Circle Park, October 31 from 5 to 10 p.m., with the city trolley running from 10 a.m. to 10 p.m.

On Halloween, trick-or-treating on the Mile ends as the festival at Ponce Circle begins, and the trolley runs all day connecting them. Candy in the afternoon, a festival in the evening and a show at the Miracle Theatre on the same date make a good preview of the all-day street Terranova described in April.
